There appear to be a few areas of light craquelure, and the work might benefit from a cleaning; minor frame wear in upper right corner; under UV exam, there appears to be no evidence of inpainting, although an old opaque varnish makes it difficult to give an accurate read

Mr. Godfrey Twachtman, the artist's son, Independence, Missouri; Ira Spanierman, New York, by 1968; Meredith Long & Company, Houston, Texas, 1968; Acquired by the present owner from the above. We wish to thank Lisa N. Peters for her gracious assistance in cataloging this lot. Dr. Peters notes, "Landscape with Cottages appears to be among the works Twachtman rendered in the Cincinnati suburb of Avondale in about 1883." This painting will be included in the forthcoming catalogue raisonné of the work of John Henry Twachtman by Lisa N. Peters, Ph.D. and Ira Spanierman.
